Project Quantity Surveyor – Social Housing Planned Works

Project Quantity Surveyor opportunity in North Birmingham, managing the commercial delivery of social housing planned maintenance programmes. Permanent role with a well-established contractor and long-term career opportunities.

We are working with a leading property services and construction business that is looking for an experienced Project Quantity Surveyor to join its planned maintenance team. You’ll take responsibility for the commercial and contractual management of multiple workstreams, working closely with operational teams, clients and subcontractors to ensure projects are delivered on time, within budget and to the required quality standards.

Job Description

• Manage the commercial delivery of planned maintenance projects from mobilisation through to final account across North Birmingham and the wider West Midlands.
• Control project costs, including budgets, forecasts, cost plans, valuations and monthly financial reporting.
• Manage subcontractor procurement, including tendering, negotiation, contract administration and ongoing commercial performance.
• Identify commercial risks and opportunities while maintaining strong cost control and contractual compliance across each programme.
• Build client and stakeholder relationships, providing clear commercial reporting and supporting operational teams to deliver projects successfully.

Scope of Works

The North Birmingham portfolio will include a range of social housing planned maintenance and refurbishment programmes, including:

• Kitchen and bathroom replacements
• External refurbishment programmes
• Roofing works and replacements
• General planned maintenance
• Housing upgrades and improvement works
• Works across occupied social housing properties

Project Quantity Surveyor

• Project Surveyor or Quantity Surveyor experience within social housing planned works, planned maintenance, refurbishment or property services.
• Planned works experience covering kitchens, bathrooms, roofing and external refurbishment programmes.
• Strong commercial management skills, including cost control, forecasting, valuations, CVRs and final accounts.
• Client-facing experience, with the ability to build strong relationships with clients, subcontractors and internal stakeholders.
• Relevant qualification such as HNC, HND or Degree in Quantity Surveying, Commercial Management or a related discipline is desirable.

Desirable Experience

• JCT and NEC contract knowledge.
• Tier 1 contractor or social housing maintenance experience.
• Multi-project experience, managing several workstreams simultaneously.
• Strong stakeholder management skills within a high-profile client environment.
• Full UK Driving Licence.
