About the Role

We are seeking an experienced Project Manager with a strong background in commercial office fit-out projects across Central London. This role is ideal for a candidate who can confidently manage projects from tender and pre-construction through to delivery as the No.1 on site.

You will lead the successful delivery of Cat A and Cat B office fit-outs, managing projects with values of up to £40 million, working closely with clients, consultants, and subcontractors to ensure projects are delivered safely, on time, and to the highest quality.

Key Responsibilities

Pre-Construction & Tender Stage duties as a Project Manager 

• Lead and contribute to tender submissions, including programme input, logistics planning, methodology, and risk management

• Manage the pre-construction process, coordinating with design teams and consultants

• Review and challenge design information, specifications, and value engineering opportunities

• Develop detailed construction programmes and procurement strategies

Project Delivery

• Act as the No.1 Project Manager responsible for overall project delivery

• Manage Cat A and Cat B office fit-out projects up to £40m from start to completion

• Lead internal project teams including site managers, engineers, and commercial teams

• Manage subcontractor procurement, performance, and programme delivery

• Ensure compliance with health & safety, quality, and programme objectives

• Maintain strong relationships with clients, landlords, and professional teams

Requirements

• Proven experience delivering commercial office fit-out projects in Central London

• Track record managing Cat A and Cat B fit-out projects as the lead Project Manager

• Experience working on projects up to £40 million

• Strong capability in tendering and pre-construction phases

• Excellent knowledge of programme management, procurement, and subcontractor coordination

• Strong client-facing and leadership skills

• Experience working with main contractors or leading fit-out specialists
